NDC Homes is frequently engaged by developers to assist in the architectural and design process of new construction homes and condominiums.   We visualize and test the “life flow” of the interior design so that it’s effectively factored into the overall architecture of the home.  We also choose the finishes and fixtures as well as stage the property to perfectly match the space’s unique personality.

Inspired by pioneer modernists Le Corbusier & Mies van der Rohe, Architect James Cioffi has designed a soon to be Iconic masterpiece nestled against the Palm Springs mountains overlooking the valley-floor in the famous PS Tennis Club.

Built by Hochanadel, Inc and derived by the theories of Corbu's Villa Savoye & Van der Rohe's Farnsworth House, the goal was to maintain the purity of the site while preserving the beauty of its surroundings.

Cioffi has design an elegant "floating box" that preserves the natural desert scape below.

Intended to capture the 360 degree views from the site and not be hindered by the extreme summer temperatures, the design provides large expansions of floor-to-ceiling glass shadowed by custom "bris de soliel," or sun-screens formulating the projects name Screen House 1, the first in a planned series of 3.

Featuring 4 Bedrooms / 5 Baths, 3,521 SF, 11-15' ceilings, high-end fit & finish, an expansive outdoor entertainers patio with 55' infinity Pool/Spa and views beyond belief.

64 @ the Riv is the next endeavor from the “design-forward” Palm Springs Modern Homes company.   Located directly north of the famed Riviera Resort, on Indian Canyon Drive, this new complex will consist of 64 contemporary-style condominiums.

The land tract formerly boasted Bono’s Restaurant, which helped return Palm Springs to the “razzle-dazzle” of its swinging heyday.  This sprawling 5.5-acre property also featured a trendy nightclub and 11 tennis court where the Virginia Slims women’s tournament was played.
